Portside Wharf IGA to Go Upmarket With Its Planned Expansion

Portside Wharf IGA will undergo a major expansion to target high-end customers with construction expected to commence in April 2022 and be completed mid-year.



The IGA Portside expansion comes as Portside Wharf is getting another high-rise residential tower. The project will expand the store’s footprint by 30 per cent to 1,036sqm enabling it to cater to the growing demand as the Hamilton area continues to score new high-end developments.

Once completed the expanded store will feature levelled-up offerings with a renewed focus on takeaway treats, grab-and-go food and health and well being including expanded meat, produce and delicatessen goods offerings; cheese bar; health food section and premium pet foods section for designer pets of well-off Portside residents.

There will also be a new in-house cafe, to be called “The Street Café” that will offer freshly baked items including muffins and croissants.

The expansion will add to the current offerings in the precinct which is home to more than 35 retailers ranging from fine and casual dining to boutique fashion and health and beauty. Current tenancies at the Portside Wharf include Dendy Cinemas, Sono Japanese Restaurant, Belvedere Bar N’ Grill, Subway, Urbbana and Studio Pilates.

Brothers Robin and Ramsay Zeneldin, who established Portside Wharf IGA in 2014, think that now is the time to expand given the incoming developments at Portside Wharf and the store’s continued growth in the past years. 



Brookfield Residential Properties is proposing another residential development at Portside East,  near the new Brisbane 2032 Olympic Games athletes village. Known as “Building 19”, the development will be a 16-storey residents tower which will contain 186 apartment units and three retail tenancies at the ground level.

Brookfield is also set to build its 1,000th apartment at Northshore Hamilton after its proposed $141-million, 19-level residential tower secured the greenlight. They recently completed Buildings 16A and 16B Gallery House and its 17 Rivello development began construction in October 2021.

Portside Wharf: $141 Million Brookfield Residential Tower Approved

Brookfield Residential Properties is ramping up its next construction at the Portside Wharf in Northshore Hamilton following the approval of a $141 million residential tower development.

The new building, designed by Cottee Parker, will be the ninth Portside Wharf project by Brookfield and the 1000th apartment in the company’s portfolio. 



Economic Development Queensland approved the tower for development in December 2020 (DEV2019/1073). It will stand next to Brookfield’s completed Gallery House One and Two on Wharf Street and will feature 150-units with a retail section on the ground floor and a fantastic view of the riverfront. 

Among the key features of this development include the following:

  • 151 apartments in total
  • 50 one-bedroom apartments
  • 73 two-bedroom apartments
  • 25 three-bedroom apartments
  • 3 four-bedroom apartments
  • penthouses with 270-degrees view of the riverfront
  • Four-level podium with decks for common and recreational facilities

  • private function room
  • resident’s lounge
  • outdoor gardens with barbecue areas
  • Ground floor retail tenancies for 8 shops

Brookfield managing director Lee Butterworth describes this tower as an “urban sub-tropical character that embraces and celebrates the riverfront address.” Most of the apartments will have unrestrained views of the river as well. 



The company plans to launch the new apartments by the end of the year.

Portside Wharf is the $5-billion urban renewal project of the Northshore Hamilton Priority Development Area.

On the same day, Sense of Taste is hosting a Beer Meats Cheese event featuring Bentspoke Brewery beers and Le Fromage Yard cheeses, as well as some cured meats. It happens from 6:00 p.m. to 8:00 p.m. and online booking is a must as well.

Byblos Brings A Feast of Authentic Mediterranean Flavours

Christmas Frozen Pop-Up

Dendy Cinemas Portside is running Disney’s “Frozen 2” this Christmas season. To supplement this “Frozen” fever, Portside Wharf will host craft activities bearing the movie’s theme from Saturday to Tuesday, the 14th to 17th of Dec 2019.

A Delightful Chocolate Adventure Comes to Portside Wharf for World Chocolate Day

Retail Building in the Heart of Hamilton Sold for $12 Million

Clarence Property has acquired a commercial and retail building at 9 Hercules Street, Hamilton for $12 million to further boost their Westlawn Property Trust portfolio.

The 2,175-sqm commercial precinct is fully tenanted and currently houses Corporate Development Mentors, Exercise Sports Science Australia, Medi Pro Capital Finance, and Vystal Property Group.

The commercial precinct already has an approved unit development which provides the property investment fund manager flexibility should they decide to further develop the site in the future.

According to Clarence Property managing director Peter Fahey, the Hercules Street property offered solid returns considering the fact that Brisbane city and the fringe market remains highly competitive in the sub $15 million range.

The property is ideally located near the billion-dollar Portside Wharf which is considered as one of Brisbane’s most active retail precincts.

This has been the fourth acquisition for the Clarence Property trust over the past 12 months bringing their total investment to $46.5 million. Other successful acquisitions include the purchase of 201 Leichhardt Street Spring Hill for $14.272 million, 48 Bell-Aire Avenue Northgate for $8.475 million, and 183 Varsity Pde Varsity Lakes for $11.8 million.

Annual Cheese & Champagne Pop-up Caravan Back in Portside Wharf

No other culinary pairing is as timeless as cheese and wine and nobody pairs them better than the French.

Whilst French restaurants serving cheese and wine abound in Brisbane, the Portside Wharf has come up with a brilliant idea – a picnic in picturesque Hamilton whilst having great French cheese and wine. For an entire weekend.

Thus was born what has become an annual event, more popularly known as the Portside Wharf Cheese & Champagne pop-up.

This year, Portside Wharf has teamed up with The Cheese Pleaser, Gusto da Gianni, and Moët & Chandon to offer a platter of three handpicked cheese – the Le Dauphin, Comte and Blue D’Auvergne, curated by renowned cheese connoisseur, Ms Sharyn de Kort from The Cheese Pleaser. The platter will also be served with her signature apple & walnut chutney and biscuits.

Named after Louis XIV a.k.a. Le Dauphin, the heir to the throne of France, this cheese was once regarded by French royalty as the most delicious cheese they have tasted.

The aging process for Le Dauphin takes three to four months. It has a firm and tender texture with that distinctive rind aftertaste. It’s made from pasteurised cow’s milk. The main ingredients are tarragon, black pepper, parsley, and cloves, which accounts for that strong spicy taste.

Comté

This cheese is made from unpasteurised cow’s milk, exclusively acquired from Montbeliarde Cattle or French Simmental in the Franche-Comté region of eastern France.

Comté has 83 flavours in it but the strongest flavour left in the palate after tasting it is its sweet taste, with a tinge of brown-butter and roasted-nut aromas.  This is made possible by the extraordinary location where this cheese is matured to perfection. The cheese is kept for 4 to 24 months inside the dark, silent caves of the Franche-Comté region of France.

Comté is a common ingredient of fondues because of its quick-melt quality.

Bleu D’Auvergne

This cheese is mostly paired with sweet dessert table wines because of its herby, peppery, and salty taste. Some say that a liking for Blue D’Auvergne is an acquired taste because of the blue-green mould in it — those bluish-green veins that give out an almost pungent aftertaste when eaten.

This French blue cheese is named after its place of origin, in the Auvergne region of south central France.

Moet & Chandon

Moët & Chandon is one of the world’s largest champagne producers. Established in 1743, it is one of the favoured libations of French emperor Napoleon Bonaparte.

Luxury Riverfront Sky Homes Rising in Hamilton

Brookfield Residential Properties, in partnership with Multiplex, has commenced with the construction of the Gallery House, a 20-storey residential building just next door to Portside Wharf and within six kilometres of the Brisbane CBD. It comprises 169 residences, including apartment units ranging from one-, two-, and three-bedroom types and penthouses ranging from 58 sqm to 669 sqm.

Construction has proceeded amidst the latest estimates from the QBE Australian Housing Outlook 2017-20. The outlook for the next three years is that unit prices for apartments will fall due to stricter lending standards. Specifically, the report shows that Brisbane will see a seven percent fall for unit prices, followed by Melbourne at five percent and Sydney at four percent.

While apartment prices fall however, the housing market are set to increase in the next three years. Brisbane house pricing is also set to increase by 7 percent. As a result, people are leaning towards buying apartment units than houses.

“With so many Australians priced out of the housing market, the Australian Dream of owning property is increasingly turning to high- and medium-density apartments,” says QBE Lenders’ Mortgage Insurance CEO Phil White.

It appears that Brookfield Residential Properties is geared towards taking advantage of this demand.

As of press time, 80 percent of the Gallery House tower has already been sold. Tower Two is set to be launched before the end of October.

“Demand for riverfront apartments remains high and the success of Gallery House is testament to the fact that well-designed and positioned properties continue to perform strongly,” says Brookfield Residential Properties General Manager, Lee Butterworth.

The firm also provides choices for its residents. They can choose between two kinds of units: the Sky Collection and the River Collection.

The Gallery House is strategically located within a close distance from various lifestyle hubs. It is just within a 3-minute walk to the Eat Street Markets, 10-minute walk to the Eagle Farm Markets and an 8-minute drive to the James Street in Fortitude Valley.
