Brisbane Airport is preparing a 30-hectare industrial land rollout backed by more than $400 million in land preparation and building construction, in its largest release of industrial land to date.

The three-year program is expected to add more than 150,000 square metres of industrial property to the airport’s investment portfolio, targeting businesses in logistics, warehousing and advanced manufacturing. The announcement, made on 21 October, comes as Brisbane’s industrial vacancy rate remains low, with limited space available for operators seeking suitable facilities.

The airport’s plans extend beyond vacant land. The rollout is intended to provide purpose-built facilities, round-the-clock operating capacity and access to major road connections, including the Gateway Motorway. Proximity to airport operations is another feature being offered to prospective tenants, alongside lease terms of at least seven years.

Demand and limited industrial space

Brisbane Airport Corporation says its existing industrial precincts are fully occupied, with a weighted average lease expiry of 8.55 years across its industrial portfolio. The airport also reports that it has developed more than 120,000 square metres of gross lettable industrial space over the past five years.

Independent market research from commercial property firm CBRE put Brisbane’s industrial and logistics vacancy rate at 3 per cent in the first half of 2026. The figure measures available built space in the market tracked by CBRE, rather than all undeveloped industrial land. It provides context for the airport’s decision to bring more industrial capacity to market, although it does not by itself establish demand for every type of facility.

The airport’s investment property portfolio is valued at more than $2.6 billion, following growth of more than $500 million over the past two years, according to the company. Its wider business community includes more than 600 businesses, spanning different property and operating arrangements.

Airport Industrial Park adds new facilities

One part of the expansion is already progressing at Airport Industrial Park, where Stage 2 was launched to the market in April 2026. The stage includes 27,000 square metres of customisable facilities intended to accommodate up to 10 tenants.

Brisbane Airport reported that about 40 per cent of the Stage 2 lettable area had been pre-committed following its launch. Construction of the first tenant facilities was due to commence shortly when the airport published its October announcement. The wider 30-hectare rollout and this specific stage are related, but they are not the same project milestone.

The Stage 2 facilities are targeting a five-star Green Star rating and are expected to reach practical completion by mid-2027. The rating remains a target, not a confirmed certification.

Stage 1 already accommodates businesses including 4WD SupaCentre, Aramex, Australia Post, Martin Brower, Sadleirs and Tile One, according to Brisbane Airport.

Part of a wider airport investment program

The industrial release forms part of Future BNE, a $5 billion investment program under which Brisbane Airport plans to deliver more than 150 projects over five years. The company has also outlined plans to manage 420 hectares over the next decade as part of its longer-term development strategy.

The release creates another potential source of industrial space in Brisbane for businesses weighing up where to locate warehouses, distribution facilities or manufacturing operations, t. How quickly the wider land pipeline becomes available will depend on the staged rollout and delivery of individual facilities.
