A 1930s residence on Crescent Road in Hamilton, long admired for its traditional charm, is the subject of plans to extend and enhance its living spaces while preserving its architectural integrity.

The home sits within Brisbane’s CR1 Character Precinct zone under the City Plan 2014, an area designed to protect and enhance residential character and, in particular, retain houses built in 1946 or earlier.

Planning documents showed the proposed development has been designed to respect these requirements, with extensions kept subordinate in scale and detailed to match the existing heritage character.

The plans include new recreational and guest spaces on the ground floor, an expanded outdoor deck area, and additional carport capacity. Materials such as terracotta roof tiles, stone cladding and arched windows will be used to ensure the additions remain consistent with the home’s original style.
“The proposal will incorporate a built form, scale, detailing and materials consistent with a pre-1947 Dwelling house and complement the traditional building character of the streetscape. The frontage of the Dwelling is to be generally retained, with the proposal continuing to utilise lightweight materials and finishes,” planners wrote.

“The proposed extensions are limited to a new carport, gym, guest suite, pool deck and semi enclosed outdoor living and dining area at the rear of the existing Dwelling house.”
Planners noted that the intent was to deliver modest extensions that improve the liveability of the house while maintaining its established form and relationship with the streetscape.

The 1930s Crescent Road property, purchased last year by a renowned plastic surgeon for $6.7 million, has been described as a landmark example of Hamilton’s traditional residential character.
Property records showed its value has climbed significantly over time, with the house selling for $480,000 in 1988, rising to $4.2 million in 2021 before reaching its most recent price.
